Essential Land, in association with our Joint Venture funding partners, have acquired a 33 acre residential led mixed use development site in Dartford Town Centre from GSK for £13,000,000.
The Northern Gateway is a brownfield development site located off Temple Hill in Dartford Town Centre, providing access to a wide range of amenities and local facilities, including several rapid transport links into Central London and to Kent’s coastal ports. Acting as development managers, Essential Land intends to create a flagship mixed-use scheme comprising approximately 1,000 residential units alongside a commercial and retail scheme of between 50,000 and 100,000 sq ft with a gross development value of circa £200 million. Subject to planning, it is anticipated that the first phases of the residential element will come to the market by 2012, coinciding with the London Olympic Games.
Essential Land is project managing the development, masterplanning the site alongside a full professional team and is supervising the remediation process. Planning consent for the site remediation was secured in Autumn 2010 and a masterplan consent for the development is anticipated in Autumn 2011.
