South Eden Park, Beckenham, is a major mixed-use regeneration project on the former GlaxoSmithKline landholding.
Essential Land, in partnership with its joint venture partners, acquired the 28-acre site with a vision to bring this important former employment site back into positive, sustainable use. The proposals were centred on creating a high-quality new neighbourhood that combines homes, employment space, leisure, community facilities and generous green infrastructure.
Acting as development manager, Essential Land sought to unlock the potential of the site while respecting its established landscape character. A key part of the vision was to retain and enhance existing trees and green spaces, creating a development that felt connected to its surroundings and delivered lasting benefits for the wider community.
The scheme was designed to support a balanced mix of uses, including new homes, employment opportunities, community provision and leisure space. The employment element aimed to create jobs suited to local people, including those looking for flexible, part-time or walk-to-work opportunities, with potential uses including affordable office accommodation, care provision and other community-focused facilities.
Community open space was also central to the project, with proposals including a cricket pitch and pavilion, helping to create a place that supports health, wellbeing and social connection.
South Eden Park demonstrates Essential Land’s experience in complex brownfield regeneration, bringing together land assembly, planning strategy, community consultation and long-term placemaking to help transform a former corporate landholding into a more vibrant and sustainable part of Beckenham.
